Good news on the construction front, at least initially: Housing starts rebounded sharply in June, jumping an impressive 19.0% to an annual rate of 1.427 million units. This reversal largely recovered from May's weaker readings, primarily driven by a surge in multifamily construction, which soared to 513,000 units. Single-family starts, however, remained essentially flat, slipping a marginal 0.2%.

  • Record-high home prices: The national median home price continues to climb, creating a formidable barrier.

NAR Chief Economist Lawrence Yun succinctly put it: "The highest mortgage rates in nearly a year and the record-high national median home price together are contributing to a tepid housing market that is especially difficult for first-time homebuyers." Contract activity weakened across every major region, with the Midwest experiencing the largest drop.

While job growth continues to offer some support for household finances, many buyers, especially those entering the market for the first time, are choosing to remain on the sidelines, waiting for more favorable conditions.
