What are Stated Income / No Doc No Income Mortgages Mortgages

Stated income mortgage loans are for all borrowers that are self employed and or wage earners can help borrowers get a mortgage without using tax returns, W2 or paystubs. Because self employed borrowers tend to have many more expenses and deductions then wage earners, their tax returns show much less available income.

Custom Mortgage has many available mortgage programs (bank statement mortgages, DSRC mortgages, P&L mortgages, No Doc Mortgages, asset depletion) to help self employed borrowers get mortgages when traditional banks cannot approve their loan application.

A stated income mortgage loan is a type of home loan in which the borrower is not required to provide documentation of their income to the lender. Instead, the borrower states their income on the loan application and the lender relies on the borrower’s creditworthiness, assets and alternative income documentation (instead of Taxes) to determine their ability to repay the loan.

One of the main advantages of a stated income / no doc mortgages loan is that it can be quicker and easier to obtain than a traditional loan, as the borrower does not have to provide as much documentation.

Overall, stated no doc no income loans are a less common form of home loan and are typically only available to borrowers with strong credit and a significant amount of assets. They can be quicker and easier to obtain than a traditional loan.

Advantages of Stated No Doc No Income Loans

The Benefits of No Doc Loans: A Detailed Overview

No documentation (no doc) loans are designed for individuals who have unconventional income sources or prefer not to provide extensive financial documentation. Here’s a comprehensive look at the benefits of no doc loans, enriched with information from various authoritative sources.

1. Flexibility

No doc loans offer a flexible financial solution for individuals whose income may not fit the traditional verification mold. This is particularly beneficial for self-employed individuals, freelancers, small business owners, retirees, and real estate investors. Unlike conventional loans, no doc loans allow these borrowers to qualify using alternative methods such as bank statements or asset verifications instead of pay stubs and W-2s. This flexibility makes it easier for those with irregular or non-traditional income streams to secure financing.

2. Speed

The application and approval process for no doc loans is generally faster compared to traditional loans. Because these loans require less paperwork and fewer verification steps, lenders can make quicker lending decisions. This expedited process can be especially advantageous for borrowers looking to close deals swiftly, such as real estate investors aiming to capitalize on market opportunities.

3. Accessibility

No doc loans broaden the accessibility of homeownership and significant purchases to a wider range of people. They are particularly useful for individuals who may find it challenging to meet the stringent documentation requirements of traditional mortgages. By focusing on assets and credit history rather than income verification, no doc loans make it possible for more people to achieve their financial goals.

4. Asset-Based Approval

One of the key benefits of no doc loans is the ability to qualify based on assets rather than income. Lenders may look at bank statements, investment accounts, and other financial assets to determine the borrower’s ability to repay the loan. This is particularly useful for borrowers with substantial assets but irregular income, such as retirees or those living off investments

How Does a Stated No Doc No Income Mortgage Work?

A stated no documentation (no doc) no income mortgage allows borrowers to qualify for a loan without the need to provide traditional income verification documents. This type of mortgage is especially beneficial for individuals with unconventional income sources or those who prefer to keep their financial details private. Here’s how it works, enriched with information from authoritative sources.

The Ability-to-Repay Rule

The ability-to-repay (ATR) rule is central to ensuring that borrowers can manage their mortgage payments. According to the Consumer Financial Protection Bureau (CFPB), lenders are required to make a reasonable and good faith determination of a borrower’s ability to repay the loan. This rule aims to prevent borrowers from obtaining loans they cannot afford, thereby reducing the risk of default.

Verification of Income and Assets

Although traditional income verification documents like W-2s or payroll reports are commonly used, the CFPB allows flexibility in how lenders can verify a borrower’s financial stability. Here are some alternative methods that lenders might use:

  • Bank Statements: Lenders can review 12 to 24 months of personal or business bank statements to determine the borrower’s income and financial health. This is particularly useful for self-employed individuals and small business owners whose income may not be easily captured through traditional means.

  • Asset Verification: Lenders may use records of the borrower’s assets, such as savings accounts, investment accounts, and other liquid assets, to verify their ability to repay the loan. This method is beneficial for retirees or those with substantial savings or investment portfolios

  • Profit And Loss Program: Lenders may use a profit and loss statement for a business to verify income.

  • DSCR: DSCR (Debt Service Coverage Ratio) mortgage programs use the income generated from the property to determine the ability to repay the mortgage.

  • No Income Docs: For certain demographic and location borrowers, there is a community mortgage program that allows borrowers to get a mortgage with no income documentation for a primary residence.

Flexibility in Documentation

The ATR rule allows for various forms of documentation to verify a borrower’s ability to repay. For example, instead of relying solely on income documents, lenders may consider the borrower’s total assets and overall financial profile. This flexibility helps accommodate borrowers with non-traditional income sources, such as freelancers, gig workers, and real estate investors.
